Camden Development, a subsidiary of REIT Camden Property Trust, develops, acquires and manages multifamily apartment communities across the country. Camden owns interests in and operates 153 properties with more than 53,116 apartments.

The Houston-based company is not only dedicated to providing residents with a quality home, but also cultivating a great work environment for its employees. With more than 1,600 employees, Camden has additional offices in Austin and Dallas, as well as California, North Carolina, Georgia, Arizona and Florida. Senior Project Manager Duane Canter attributes the company’s vibrant culture to a work environment where employees respect and help each other. “We’ve been in the top 10 on that list for seven of those years,” he says proudly. “We have a great family atmosphere and everyone supports each other. If someone is having problems, other employees will step in to help.”

He cites Hurricane Harvey as a recent example. Camden’s employees started a relief fund for any peer who needed assistance after the devastating hurricane. “It’s been great helping out anyone who needs it,” Canter says. “Many of the employees contribute to it, so it’s employees helping employees.”

Additionally, Camden is very dedicated to giving back to all the communities it resides in through its Camden Cares program. “We volunteer in large groups addressing various needs, including care for those individuals who have served or are currently serving our country,” Canter says. 

Valuing Relationships

Camden is a customer-centric company, so its No. 1 goal is to exceed its customers’ expectations. “We are not only here to serve our customers, but we also value our vendors, too,” Canter explains. “We believe they are our customers and want to ensure their experience with us has them valuing our relationship as well.”

Canter notes the company communicates with its vendors, which in turn helps build longstanding relationships. He adds that many of its subcontractors have been partners of Camden’s for 18 years. “It’s been a very great working relationship,” he says. “They dedicate themselves to doing a great job for us, and we dedicate ourselves to ensure they’re successful. We want everyone who works on our projects to make a fair profit, and go home safely.” 

Trust and honesty have helped maintain those key relationships. “We deliver on our promises, which is crucial, with an emphasis on quality control and on time delivery,” Canter notes. “We never set up a subcontractor to fail because we want everyone to be successful. The mutual respect between the subcontractors and my team is the secret to our success.”

On Schedule

One of the company’s latest projects is Camden Washingtonian, a five-story, 365-unit apartment building that wraps around a 580-space pre-cast parking garage.Camden 2

The Washingtonian will feature several amenities including six themed courtyards, an outdoor kitchen, heated swimming pool and a dog park. It will also have a “Paw Spa” or pet wash, fully equipped with bathtubs and dryers.

Camden started construction last August, and will deliver initial units in early April 2018 and anticipates completion of the project that fall in November. “Our endeavor is to provide quality construction and enhanced amenities on all of our projects to provide residents with living excellence,” Canter says.

The company believes in “pushing the envelope” on green initiatives, which is why it uses cutting-edge technology to build cleaner, healthier and more energy efficient buildings. “We build for quality and use advanced technology,” Canter says. “For this project we’re using sound deadening floor topping over sound isolation mats with a new muffling technology to help enhance the quietness of the floors. Additionally, we’ve increased that by implementing full depth insulation in our 18-inch floor cavities to enhance the sound attenuation between floors.”

Camden is also using Genie Clips, which isolate sounds in walls and ceilings. The technology is only a few years old and Camden is one of the few companies using it, Canter notes. “Not all of our competitors use it because of its price,” he says. “Camden’s focus is to provide the best environment and building for our residents that we can, and we spend the money to do it if it adds value.

“Since we’re aiming for LEED, we decided the Washingtonian would benefit as an all-gas project,” he adds. “So we have gas hot water heaters and gas furnaces, as well as gas ranges. These will add to the level of energy efficiency and comfort we want residents to have.”

The Washingtonian’s location is what makes the project unique. “It’s wonderful,” Canter says. “It’s located near Rio Mall, also known as Washingtonian Center, and it’s in walking distance to many popular stores and restaurants. It’s also near Lifetime Athletics, which is a trendy, new state-of-the-art fitness center.”

When the project is finished, Camden expects to deliver a state-of-the-art building and a great community. “We want residents to feel like it’s the best apartment they ever lived in,” Canter says. “We want to emphasize quality comfort and amazing service to ensure every resident loves the Washingtonian.

“We ensure that by having the most talented developers, management teams and facilities people in the Country,” he concludes. “My job is to build a product that hopefully sells itself and requires little maintenance. After that, it is the fantastic Camden culture instilled by every Camden employee that keeps our residents staying here.”
