Zaha Hadid Architects is one of the world’s most renowned architectural firms, having designed such iconic structures as the London Olympic Aquatic Center, the CMA CGM Tower in France, China’s Guangzhou Opera House and the BMW central building in Germany. The firm’s already impressive portfolio will add another entry when the One Thousand Museum tower is completed in Miami in 2018. The structure will be the first residential skyscraper in the Western Hemisphere designed by Zaha Hadid Architects, and Kevin Venger, one of the developers on the project alongside Louis Birdman and Gregg Covin, says the project team couldn’t be prouder to bring a project with this pedigree to Miami.

The project had been a long time coming, with the developers involved in purchasing the site in the early 2000’s. A deal was finally made in 2012, and the developers wasted no time in bringing Zaha Hadid Architects on board. One Thousand Museum represents a significant addition to the skyline of Miami, both in terms of the luxury living it brings to the city as well as the aesthetic impact of the building’s unique design. As the building continues to take shape, Venger says the entire project team is looking forward to the day when One Thousand Museum becomes more than just an idea and takes its place as one of Miami’s premier high-rises.

Full Features

The 709-foot One Thousand Museum tower will total approximately 900,000 square feet when it is completed. The residential portion of the building will consist of 83 units, which includes a duplex penthouse, four townhouses, eight full-floor residences and 70 half-floor units. The building’s pedestal will house parking as well as prime street-level retail space along Miami’s Biscayne Boulevard.

Among the amenities designed for One Thousand Museum by Zaha Hadid Architects include a rooftop helipad, an on-site vault, an indoor-outdoor spa and wellness center, custom scenting and more. At the 61st floor, One Thousand Museum will boast an Aquatic Center and Sky Lounge to take full advantage of the Miami skyline.

Perhaps no feature of the One Thousand Museum project will be as visually striking as the building’s exterior, which consists of a glazed, crystalline exoskeleton sourced from Glass Fiber Reinforced Concrete (GFRC) that is capped off by the rooftop lounge and aquatic center. In the spring, 4,800 pieces of the exoskeleton will be shipped from Dubai to begin installing in the summer. “Not many buildings in Miami have either of these features, along with the interiors of all these spaces finished properly to support the luxury product we are selling,” Venger said in 2015. “We really wanted to bring a unique design and designer to this location, and [Zaha Hadid Architects] had yet to construct a residential tower in the Western Hemisphere so it worked out.”

Although the construction of the building’s exoskeleton has been the most challenging aspect of the entire project, Venger says that the experience of the combined project team will overcome any obstacles and result in a building that looks like nothing else in the city. “The design of the exoskeleton from Zaha Hadid Architects on the exterior is the most unique feature – and the multiple levels of amenity floors on the interior,” Venger says.

Strong Team

In addition to Zaha Hadid Architects and Plaza Construction, One Thousand Museum project has brought together a number of respected firms to help realize the developers’ vision. Venger has experience working with many of the primary design and technical team members, having collaborated with them on Miami’s Four Seasons Hotel and Tower in 2000. Florida-based O’Donnell Dannwolf & Partners Architects was selected as the architect of record, and national full-service general contractor Plaza Construction was selected as the general contractor for the project, having signed their construction agreement last November.

DeSimone Consulting Engineers is handling the structural engineering on the project, while Huffsey Nicolades Garcia Suarez is the mechanical, electrical and plumbing engineer. Atlas Safety & Security Design is the security design consultant for One Thousand Museum. Enea Landscape Architecture is overseeing the landscape for all exterior amenity spaces on the project; Zaha Hadid Architects will be designing the project’s interior public spaces. German lighting brand apure is designing the lighting for all interior and exterior residential amenity spaces and private residential interiors.

The experience and skill of the various project team members has been a significant factor in the success of One Thousand Museum as it marches toward its anticipated completion in late 2018. According to Venger, the project was on schedule to top off the podium by the end of February, and the project team was nearing the start of work on the formwork for the first half-floor residences on the building’s 15th floor.
