The Drew Company/Suffolk Construction Co. - Waterside Place

Construction is underway in Boston’s burgeoning Innovation District on a new 20-story mixed-use project called Waterside Place. The contractor, Suffolk Construction Co., is building the project for The Drew Company, a Boston-based real estate development and management firm.

After considering several contractors for this project, The Drew Company felt Suffolk was the best choice, According to John E. Drew, president of the Drew Company, “Our selection of Suffolk was based on a number of factors, including the quality of their team, their attention to project detail and schedule and their ability to work with a complex site. We continue to be impressed with their work.”

This is the first project the two firms have done together and sometimes when two companies collaborate for the first time, the results can be rocky. But in the case of The Drew Company and Suffolk Construction partnering on the $122 million Waterside Place project in Boston, the results have been very positive, Drew Co. Executive Vice President Susan Allen says.

Waterside Place will be a 350,000-square-foot mixed-use property that will feature 236 rental apartments. It will include 16,500 square feet of retail space on the ground floor that may include a restaurant or retail stores.

Waterside Place also is located in Boston’s Innovation District and, thus, will include approximately 6,500 square feet of innovation space, geared towards entrepreneurs and start-up companies. The building is adjacent to the Boston Convention and Exhibition Center and the Seaport Hotel & World Trade Center, and is located mere minutes away from restaurant and entertainment facilities.

Suffolk started construction on Waterside Place in July 2012, and the lower half of the building will open in January 2014. The entire building will be completed in April 2014.

Fine Features

The Drew Company has planned Waterside Place so that it will meet the needs of young, urban professionals as well as empty nesters. “We think that those two tenant groups will find the building is vibrant, exciting and environmentally sensitive,” Allen says.

Waterside Place’s design features and amenities will appeal to both groups. The design of the kitchens is clean and open and includes energy efficient appliances. Large windows offer views of Boston Harbor and the downtown and tenants can choose their own paint colors for accent walls.

The building will feature an Internet café, a living room/lounge, a media room, a pub room and a fitness center. Two large outdoor decks will act as social gathering areas.

Green Living

Waterside Place also is on track to earn LEED Silver certification. “We’ve been working to ensure that every aspect from design to construction to operation will be consistent with a LEED-certified building,” Allen says.

The Drew Co. utilized The Green Engineer Inc., a sustainable design-consulting firm based in Concord, Mass., as it developed Waterside Place. According to Allen, the firm began working with The Drew Co. very early in the design process, “and we discussed a wide range of design, construction and operations decisions with them.”

 Many different aspects will contribute to the project’s LEED rating, including appliances and fixtures that will use less water and electricity and special landscaping irrigation systems. Additionally, many of the materials being used for the project are sourced locally or made from recycled products. In order to ensure indoor air quality the project team also is using materials that emit low amounts of Volatile Organic Compounds. Additionally, all appliances will be Energy Star certified.

But Drew Co.’s green concentration will not end once the building is finished. Waterside Place will be smoke free and have recycling programs in place.

Boston Focused

Since its inception in 1982, The Drew Company has focused its development activities in Boston and Washington, D.C.  The company has developed more than 2.5 million square feet in Boston’s Seaport/Innovation district and has been lauded for its vision and commitment to this area.

“The company has always been forward-thinking and was one of the first companies to do new development in the Seaport/Innovation District, now one of the hottest development markets in Boston,” Allen says.
