Founded in 1998, Denham Wolf Real Estate Services has become a key resource for New York City’s nonprofit community. Through the company’s transaction, development and project management capabilities, Denham Wolf has been able to partner with hundreds of nonprofits and have a hand in shaping millions of square feet across New York City.

“Our founders saw an opportunity to support nonprofits in New York City from a real estate perspective, by providing brokerage services and by helping nonprofits manage their design and construction projects,” Director of Project Management Ronzard Innocent says. “Some of Denham Wolf’s first clients were arts organizations like theaters and dance companies, and today we provide services to many different types of nonprofits, including religious groups, healthcare organizations, educational institutions and a broad range of social service groups.”

Through its integrated and complimentary services, Denham Wolf helps its clients to take a mission-first approach to their real estate needs, allowing them to grow into stronger, more sustainable organizations. “Over the years, we’ve developed our analytical capacity and we’ve created deeper partnerships with the real estate development community in New York City,” Innocent says. “As a result, we recently expanded our expertise to include development services, which provide important value for the nonprofit community.”

Indeed, Denham Wolf provides a wide array of services to support New York City’s nonprofits on their real estate projects, and to help them meet their physical, organizational and financial goals. First are its transaction services, which go beyond the scope of traditional brokerage. The company starts by helping clients define the objectives of their transactions and leverage Denham Wolf’s knowledge of the real estate market, so that each client can approach its projects in a tailored and mission-first manner that addresses both short- and long-term goals.

The company understands how to structure and negotiate transactions of many scale and sophistication levels, and across sectors. Denham Wolf’s transaction services include comprehensive representation of nonprofit landlords and tenants, property acquisition for both lease and purchase, and property disposition for both lease and sale.

Denham Wolf’s development services help clients to understand the possibilities that exist within the real estate market as well as the goals of project stakeholders.

The company can provide information on partnership opportunities and chart a course for projects that are sustainable on financial, physical and organizational levels. Its development services include site assessment, asset evaluation, project financing advisory services, development planning services, preparation and administration of development partner RFPs, and ongoing coordination of agreements, partnerships and other predevelopment activities.

Lastly, the company provides project management services that make sure a client’s project will meet the needs of the organizational programs and mission. By acting as an owner’s representative, and overseeing all aspects of project design and construction, the company supports its client through the planning, implementation and occupancy processes of projects.

The company helps with preliminary planning, funding and financing, design, permitting and approvals, bidding, construction, closeout and occupancy. Its services include mapping the sources and uses of project funding and financing, selection of design and construction teams, cost and schedule management, sustainability consulting, and oversight of furniture, fixture and equipment installations.

Strong Performance

Among Denham Wolf’s portfolio of projects are two with the Joseph P. Addabbo Family Health Center, which was founded in 1987 to provide affordable health services to Queens’ underserved residents. Located in The Rockaways in Queens, Addabbo engaged Denham Wolf’s help in acquiring the land for a new facility, for which the company then oversaw design and construction. Currently, Denham Wolf is managing a 20,000-square-foot expansion project for Addabbo.

The two companies began working together in 2001 when Denham Wolf initially served as real estate consultant and owner’s representative. It assisted with the acquisition of a city-owned parcel and oversaw the design and construction of a new 22,000-square-foot facility. In 2014, Denham Wolf helped Addabbo successfully respond to an RFP for an adjacent site, and it is working with Addabbo now to double the size of its facilities.

Another project of Denham Wolf’s is the new headquarters for the Frank H. Williams Caribbean Cultural Center African Diaspora Institute (CCCADI). CCCADI had been selected by the NYC Economic Development Corporation as a partner on the reimagining of a former city firehouse in East Harlem. The completed project will be an 8,400-square-foot interdisciplinary, interactive cultural center.

Denham Wolf worked with CCCADI to renovate the building to include a range of exhibition, performance, recording, computing, meeting and supportive administrative spaces. The adaptive reuse project is on track for LEED Silver certification. Denham Wolf is providing project management services and contributed transaction services at the project’s initiation.

“Our project with CCCADI really shows the feasibility of taking older buildings and repurposing them for the benefit of local communities,” Innocent says.

As the company looks ahead, it must continue to build on its planning and analytical expertise to ensure that it understands the local marketplace and can bring all of its services to bear for clients. Denham Wolf plans to continue building relationships with partners that will also commit to supporting the mission of clients, and it wants to always ensure that it can work in harmony with partners to think creatively, find value and mitigate risk.

“We are very focused on expanding our portfolio and responding to trends such as healthy occupancy strategies,” Innocent says. “Increasingly, the real estate industry is looking to promote healthier living in communities, and we are proud to be a part of that.”
