Alliance Residential Communities – The Davis

Alliance Residential Communities has become known as one of the premier developers of luxury apartment complexes in major markets including Seattle, Los Angeles, Dallas/Fort Worth, Atlanta, Florida and Washington, D.C., and its success has been based on the company’s ability to provide something new in each of those markets. A prime example of this is the company’s latest development in Fort Worth, Texas, which presents potential residents with a unique style of living in addition to the first-class amenities that the company’s projects have become known for. 

By the end of this year, construction is expected to have been completed on The Davis, a 392-unit multi-family project that joins a growing number of successful communities Alliance is building in the Dallas/Fort Worth metro area. According to Senior Project Manager Ed Wilds, The Davis represents something virtually unseen before in the market, and that is expected to translate into a highly successful development once potential residents have a look at it themselves. 

Unique Feel

The 330,000-square-foot project is being billed as a mixture of garden and urban styles, with large three-story buildings up to 64 units being spread out across a larger acreage than a typical urban development. Wilds explains that The Davis will have a lot of urban aspects and urban atmosphere, but the open space will give residents the best of the garden style of living as well. He says Alliance is confident that The Davis will come to represent the start of a new style of development that will be copied on other developments in the future that combine the urban and garden styles of apartments. “We feel like the urban design located in the convenience of a growing suburban location truly resonates with our residents,” Wilds says. 

Alliance also expects The Davis to stand out from other apartment properties in the Dallas/Fort Worth area due to its overall look and feel. “The design of the project is mid-century modern, which is pretty unique in and of itself,” Wilds says. 

The interiors of each unit will feature authentic wood floors, which is something that few apartment complexes these days include. Additionally, they will provide residents with granite countertops and premium fixtures such as oversized bathtubs, although Wilds says features such as these have come to be expected in a project developed by Alliance. “We design and build a truly unique Class A project,” he says. 

Among the common amenities The Davis will offer its residents are a resort-inspired swimming pool, walking paths, a dog park and a 24-hour fitness center with the latest equipment. The Davis also will be a stone’s throw away from the Trinity Railway Express commuter station and some of the most popular attractions in the area, including AT&T Stadium and Six Flags Over Texas. 

Keeping Up

According to Wilds, the construction process has been relatively smooth for The Davis over the last year, but that’s not to say it hasn’t been without some minor challenges. First and foremost is a challenge that has impacted practically every builder in the region and across the country. As construction activity has rebounded from the low point caused by the recession several years ago, the labor pool of qualified workers has been stretched very thin by all the demand for skilled labor. “The industry is extremely busy,” Wilds says. 

For its part, Alliance has been able to avoid most of the hang-ups caused by the demand by working closely with the best subcontractors in the region and being honest and forthcoming with them. By keeping true to its word and doing exactly what it promises its subcontractors it will do, Alliance is able to keep the best and most effective people around through all of its projects. “We feel that we hire good people,” Wilds says. 

Another challenge encountered during construction of The Davis was some unexpected storm sewer lines from a neighboring property that crews encountered during excavation. Wilds says it took the project team a while coordinating with the city and the other property owners to determine how best to relocate and reroute those lines, but thanks to the hard work and expertise of the professionals working on the project team, the issues were resolved without causing delays to the construction. 

Joining the List

All things considered, Wilds says The Davis is well on track to be completed on time for its expected completion date at the end of this year. Pre-leasing for many of The Davis’ units began at the start June of 2015, and Wilds says the response from renters has been very positive so far.
