Hank Perera relocated from Anchorage, Alaska to Los Angeles in 1989, leaving behind his residential construction company to start a new firm focused on commercial and institutional construction. Perera knew starting over in a city with 10 million people that the competition would be fierce. To differentiate himself he took on complex projects in the niche specialties of healthcare, telecommunications, higher education and energy.
“Those were my primary focuses when I came to California and I was able to penetrate that market pretty well,” Perera remembers. “The clients I developed in the early ’90s are the same ones we serve today. It’s all about building long-term relationships. City of Hope has been a client since 1990, Southern California Edison has been a client since 1992, Cedars-Sinai Medical Center has been a client since 1993 and Verizon has been a client since 1994, and we are still doing work with our original clients.”

Every major city struggles with air pollution, but the situation in the Bronx is among the worst in the country. The New York City borough’s asthma death rate per 1 million people was 36.2 in 2014, according to the New York State Department of Health, nearly double the rest of the city.
The issue has spurred the creation of community groups and activists concerned for the quality of air they and their children are exposed to each day. But at least one developer has taken notice of the issue as well and is integrating healthcare into its next housing project in the Bronx.
Hornig Capital Partners is building a $156 million, 314-unit affordable housing project that will incorporate a 50,000-square-foot ambulatory care facility, teaching kitchen and pharmacy. The kitchen will provide a place for residents to learn to cook with fresh vegetables from the building’s rooftop garden and the pharmacy will be prohibited from selling cigarettes so that it does not contribute to the respiratory issues of the area’s residents.

MgO Systems was born of a need for safer and greener building materials.

In 2010, MgO Systems founder and CEO Todd McKay discovered the materials used to build his house were highly flammable in the worst way possible when his home burned down shortly before Christmas.
“Fortunately, it happened during the day; otherwise his family may have perished because they had less than 10 minutes to get out of the house,” MgO Systems CFO Jim Pendergast says. “There was nothing the fire department could do because it started in the garage, where there were a lot of flammable items; once the fire caught there, it raged.”
