Rouse Construction, an open-shop contracting firm, says it has its clients’ needs covered. The Knoxville, Tenn., contractor has capabilities in all construction phases, and offers owners “single-source responsibility” through design/build services and construction management.

“Our commercial and industrial experience includes various types of structures such as restaurants, churches, manufacturing facilities, warehouses, offices, hospitals, education facilities and community centers,” the company states.

The company says the design/build process allows the owners’ staffs to work directly with the Rouse team on a continuing basis.
 

“The flow of ideas and construction economies are fully considered from project inception,” it says. “Construction operations can be started before plans are complete and the work may be phased, thus producing time savings and cost benefits. Utilization of the design/build or fast-track process can result in total project time savings approaching 30 percent. Project costing will be available earlier and will allow time for any necessary changes.”

Rouse says it is also “highly efficient” at performing any-size industrial maintenance project. “We have a firm understanding of what is required to complete projects to reduce down-time for plant operations,” the company notes. “By performing many operations with our own field construction forces, we are able to be fiercely competitive and highly efficient in controlling and expediting the construction process.”

The company served as general trades contractor and project coordinator for Kinsley Construction Co., the construction manager.

The five-story facility contains 100,000 square feet of retail sales space and a dining and restaurant area.

The building was constructed with structural steel framing with concrete slabs on metal decking and metal stud walls with plywood sheathing.

“The preformed metal roof and wall panels were designed to give it a distinctive barn appearance,” Rouse notes. “Special interior features include an extensive heavy timber truss and framing system, rustic barn siding and trim, a massive masonry and stone fireplace with gas logs, four elevators and eight escalators.”

Since its inception in 1977, the company has worked on several projects at the University of Tennessee in Knoxville. These have included an agriculture facility, baseball stadium, biotechnology re-search building, Hesler biology building, Nevland Thompson Sports Center, Regal soccer stadium, softball stadium and tennis center.

Rouse also completed the Niswonger Performing Arts Center, a state-of-the-art facility that now serves as a venue for high school stage productions, professional performances and other community events. The 39,263-square-foot, two-story structural steel-frame building has a brick and limestone exterior.

In addition to a 1,200-seat auditorium with balcony, it features an orchestra pit with motorized lift, professional-grade lighting and sound systems, and dressing rooms and other spaces for rehearsal and scene preparation.

“The interior finishes included extensive use of granite flooring at the lobby area and grand stair, and imported Anigre wood trim and wall paneling in the lobby and auditorium areas.”

Long History
Rouse Construction can trace its history back to 1937, when John W. Rouse founded the John W. Rouse Construction Corp. Henry Rouse assumed management in 1952 and formed Rouse Construction International in 1970. The present-day Rouse Construction Co. was founded in Tennessee in 1977 as a wholly owned subsidiary of Rouse Construction International.

Current CEO Antonio Perfetto served as president from 1977 until 1993. Previously, he held executive positions with the John W. Rouse Construction Corp. dating back to 1954. Today, he leads the company alongside President David Donohue, COO Ronald Perfetto and Secretary/Treasurer John Cathers.

The current officers purchased controlling interest from Rouse Construction International in 1992.

This year, the company celebrates its 30th anniversary in Knoxville.
