When it comes to luxury mixed-use projects, JE Dunn Construction is flexing its muscle in this sector through The Peloton in downtown Boulder, Colo.

JE Dunn Construction was selected to build The Peloton, which consists of two three-story residential structures that have 390 units with a level of common below-grade parking with 700 spaces.

The company says the project also has 24,000 square feet of retail space and a four-story community building that has a fitness center, meeting rooms, home theater room and a rooftop pool.

“The Peloton’s design and construction quality is setting a new standard in luxury living in the heart of Boulder while creating the privacy discriminating buyers expect in upscale residences,” it says. “The Peloton’s residents will enjoy these luxurious benefits at an affordable price.”

Most units come with two assigned parking spaces, and there are 11 building elevators to each residential level. The building also boasts mountain views, private decks and patios with gas hookups for grills and wiring for Internet access.

Buyers can choose from a variety of one-, two- and three-bedroom floor plans as well as lofts.

There are also on-site storage units and bike lockers for residents.

Unique Techniques
JE Dunn is also using numerous construction techniques that might only be found in more costly condominium de­velopments, the company says.

A concrete-and-steel foundation is used to temper noise levels made by neighboring units.

The Peloton will have a state-of-the-art ventilation system that will contain odors and prevent them from wafting through hallways, air ducts or the HVAC system.

Plum­bing supply lines are copper and the drain lines are cast iron, which provide a higher grade of sound insulation from neighbors, JE Dunn says.

The development will cost $150 million, as reported by The Daily Times-Call in 2006.

Luxury Amenities
The Peloton’s community center is a focal point for the pro­ject, according to JE Dunn. The 22,000-square-foot facility will in­clude a 6,000-square-foot fitness club. JE Dunn says it will house cardio and weight-training equipment, as well as a yoga and spinning studio.

The center will also have a rooftop pool with a heated deck that will allow residents to enjoy the pool and hot tubs year-round.

A fireplace in the great room opens to a balcony with mountain views, and there is a game room for billiards and card games. Residents have access to a meeting room with free wireless Internet access, a large conference table that can be reconfigured into smaller tables for working in groups and a commercial prep kitchen.

When residents want to leave The Pel­oton, they’ll find they’re just two blocks from the 29th Street Entertainment district and just minutes from the Univers­ity of Colorado.

Pearl Street Mall is also approximately five minutes away.

“Lifestyle is very important to me,” resident Ann Raabe said in a statement. “As a matter of fact, I have become increasingly dissatisfied with having to use my car to go everywhere, which leaves me feeling disconnected from the heart of a community. The Peloton is an integrated living system.

“The idea of simplicity and downsizing into an elegant way of life is nothing short of a huge celebration.”

Humble Origin
JE Dunn says the company began as a small, family-run residential contractor that has since grown into one of the top general building contractors in the United States with revenues of $2.6 billion and 19 offices across the nation.

John Ernest Dunn founded the company in Kansas City, Mo., in 1924.

When he passed away in 1964, JE Dunn’s net worth was $1.4 million and the company had 35 employees.

“The number and size of construction projects rose over the next 10 years as JE Dunn Construction solidified its place as one of Kansas City’s largest, most reliable, quality-minded commercial contractors,” the company adds.

In 1990, JE Dunn began expanding geo­graphically through acquisitions. This is the year the company acquired a controlling interest in Minneapolis-based Witch­er Construction. In 1992, Drake Constr­uction Co. of Portland, Ore., joined the JE Dunn family.

In the late ’90s, LTB Contractors Inc. and Hughes/Smith Inc. joined the firm. The acquisition of Atlanta’s R.J. Griffin & Co. General Contractors in January 2000 rounds out the JE Dunn Construction Group as it is today.
