Phoenix and Calgary, Alberta-based Statesman Group of Cos. says it has set the standard in innovative housing for more than 30 years, and is recognized regionally and nationally for the quality of its developments. The company says it handles everything from the acquisition and development of land, to building it as a general contractor, operating the business, managing the community and even employing doctors and nurses in its senior living communities. “Statesman has always insisted on being in control and we want to participate in every part of the business,” Director of Construction Jeff Mann says. “It gives us a leg up on the management side, plus the opportunity to do a better job.” Mann says it’s hard to find many companies that build as well as develop property. Many other companies subcontract their work. “I feel you lose a lot of control by doing that,” he says. “We can be more on the same page with clients [by handling all aspects of construction]. We encompass everything right down the line, which sets us apart.” Statesman is responsible for a range of condominium living communities, vacation club resorts and senior living communities in the United States and Canada. On the senior complex side of its business, the firm is close to developing its 20th Manor Village in Canada and the United States. The company studies resident demographics and psychographic trends to understand specific buyer profiles. This has earned Statesman “a long list of loyal and dedicated repeat customers and award-winning, honored developments throughout Canada and the United States,” Mann notes. “The market is changing and peoples’ needs are changing,” Mann explains. “It’s a sign of the times. “Not just baby boomers, but all types of people want to live near marinas, golf courses and lakes in warm areas. Statesman has responded, developing interesting concepts and lifestyles along the way.” Mann says the staff is encouraged to learn the latest concepts in green project management and scheduling software. Over the last five years, the company has made green practices a priority, and says it now specializes in environmentally friendly developments. Instead of LEED certification, the company follows the Built Green standard for its projects because LEED has “not quite refined their multifamily checklist,” Mann says. Built Green is an environmental building program of the Master Builders Association of King and Snohomish counties in Washington state. The program has four rating systems to quantify green excellence in building. (See page 32 for more.) “This majestic combination of land and sea is an ideal setting for our environmentally green approach to design and development,” Mann says. The project “serves as a showcase for environmentally responsible development,” Mann says, because it uses “state-of-the-art technology and practices to protect the environment.” The company designed the area so 11 percent of its surface is impervious, or developed, as opposed to the typical 40 to 60 percent of a development’s surface area, Mann says. “As a result, the consumer will enjoy a more natural and rural characteristic with connecting green spaces,” he adds. Mann says the fact that Pleasant Harbor won’t discharge runoff to the nearby Hood Canal also helps its green standing. The resort is designed to capture the rain and surface water runoff and direct it to a storage area called a kettle, in the center of the golf course. “This feature will be a key component for the project’s effluent water treatment plant that will be used throughout the development and for recycled water for energy efficient toilets; golf course irrigation and fire smart programs,” Mann says. “State of the art technologies have come together to strategize plan and design a system that will ensure the feasibility of zero discharge off site,” he continues. “As a multi-phased resort, this will be the only master-planned community in Jefferson County of this stature,” Mann says. “It is designed to enhance the area through forward thinking and green development.” In addition to a golf course, marina and resort terraces, the community includes a conference center and a retail and restaurant component in a unique maritime village. (See page 36 for more) “Pleasant Harbor Marina and Golf Resort is a beautiful home away from home, where you can enjoy VIP living in an exclusive master-planned resort community,” Mann says. “Here you can refresh yourself, restore your senses and enjoy life to the fullest. Pleasant Harbor offers an ideal lifestyle for relaxation, socializing, golfing, boating and plenty of good times. “It is designed around a series of spectacular landscapes, pools and spas, a health club and miles of walking pathways that wind through first-class amenities of social golf, water features,” and other features. “Whatever you need, it's taken care of for you. “For example, the resort provides door-to-door delivery of refreshments – everything from smoothies and other health drinks to paninis and pizza, with poolside availability for maximum convenience,”?Mann adds. “All you need to do is pick up the red phone and place your order.” “You can work out in the weight training room, or take part in regularly scheduled fitness classes to help you stay in form,” Mann adds. “If you enjoy golf, the resort's concierge is ready to book tee times at the championship 18-hole golf course, over looking the Puget Sound.” The resort’s Maritime Village features about 16,000 square feet of commercial space, with recreational residences located above a waterfront pedestrian promenade and a 300 boat slip marina. This will be developed along the shoreline between cobblestone pathways and a convenience and entertainment center, marine store, restaurant, gifts, arts and crafts store and a registration/reception area for the Pleasant Harbor Marina Yacht Club. “The interior design consultants are available to help [residents] personalize [their] new home[s] according to [their] specifications,” Mann says. “The resort’s key features will include available in-house management and housekeeping, making your stay as carefree as possible. Being an enclosed, MPR community, [people] will also find that security, privacy and quiet are of utmost importance at Pleasant Harbor. “For those many residents who love to explore beyond the privacy gates of Pleasant Harbor, hiking trips are a favorite in the Sounds mountain backdrop setting. Others can enjoy the tranquil views where some of the world’s best bird watching and spectacular wild life sightings can be found. The Maritime village deep sea diving shop can take residences to explore the vast sea bed which Puget Sound has to offer. “These are some of the reasons that make Pleasant Harbor Golf Course and Marina Resort such an outstanding destination for residents who want to escape into the best of resort living and relaxation.” This will use the recycled water storage ponds as a conductivity exchanger for non-glycol, environmentally friendly fluids, Mann says. The project will also utilize closed-loop vertical borehole systems to maximize the conductivity for heat/cool exchange. “Distributed geothermal heat pumps located in each building envelope will provide forced air heating and cooling,” Mann explains. “Domestic hot water will be provided by superheaters on the heat pumps and supplemented by smaller electric hot water tanks,” dramatically reducing greenhouse emissions for the resort. The publication credits the company with bringing “new ideas” to Calgary, such as the villa concept, “that has become a favorite of mature adults and, more recently, the Manor Villages that combine amenities, support and services for seniors in a home-like setting.” “We’re looking after seniors and we’ve found that it’s been extremely well-accepted because that’s the premier way that seniors want to live their lives, President Garth Mann told the publication,”?it added. “It’s a great idea that’s taken off, so we’ve taken it to other areas in North America.” The newspaper reported that as of March 2007, Statesman was expanding to Raleigh, N.C., the state of Washington and Arizona. In addition, the company is expanding within British Columbia. “We have been recognized locally, regionally and nationally for our quality developments “Our service and warranty department is based on the Golden Rule: We treat our homeowners respectfully and fairly because our staff appreciates the same understanding, ” it adds.
