Phoenix and Calgary, Alb­erta-based Statesman Group of Cos. says it has set the standard in innovative housing for more than 30 years, and is recognized regionally and nationally for the quality of its developments. The company says it handles everything from the acquisition and development of land, to building it as a general contractor, operating the business, managing the community and even em­ploy­ing doctors and nurses in its senior living communities.

“Statesman has always insisted on be­ing in control and we want to participate in every part of the business,” Director of Construction Jeff Mann says. “It gives us a leg up on the management side, plus the opportunity to do a better job.”

Mann says it’s hard to find many companies that build as well as develop property. Many other companies subcontract their work. “I feel you lose a lot of control by do­ing that,” he says. “We can be more on the same page with clients [by handling all aspects of construction]. We encompass everything right down the line, which sets us apart.”

Statesman is responsible for a range of condominium living communities, vacation club resorts and senior living communities in the United States and Can­ada. On the senior complex side of its business, the firm is close to developing its 20th Manor Village in Canada and the United States.   

Focused Expansion
“As it expands,” says Mann, Statesman vows to seek new opportunities to create communities that will allow it to uphold its mission to enrich the lives of residents. “We have always combined our commitment to quality construction practices and craftsmanship with an understanding of what makes a community desirable,” Mann explains. “Statesman locates outstanding sites for development, plans and constructs solid structures and offers the highest level of after-sale service and customer care.”

The company studies resident demographics and psychographic trends to understand specific buyer profiles. This has earned Statesman “a long list of loyal and dedicated repeat customers and aw­ard-­winning, honored developments throughout Canada and the United States,” Mann notes. “The market is changing and peoples’ needs are changing,” Mann explains. “It’s a sign of the times.

“Not just baby boom­ers, but all types of people want to live near marinas, golf courses and lakes in warm areas. States­man has responded, developing interesting concepts and life­styles along the way.”

Hand-Picked Team
Mann says its researched strategies have helped the company achieve a “fantastic” reputation. Founded by Mann’s father, Dr. M. Garth Mann in 1976, Statesman is a family owned business with a “hand-picked team of professional staff of de­partment operations and managers.” (See sidebar on page 30 for more.)

Mann says the staff is encouraged to learn the latest concepts in green project management and scheduling software. Over the last five years, the company has made green practices a priority, and says it now specializes in environmentally friendly developments.

Instead of LEED certification, the company follows the Built Green standard for its projects because LEED has “not quite refined their multifamily checklist,” Mann says. Built Green is an environmental build­ing program of the Master Builders Association of King and Snohomish counties in Washington state. The program has four rating systems to quantify green excellence in building. (See page 32 for more.)

Pleasant Harbor Marina and Golf Resort
Statesman is putting Pleasant Harbor Mar­ina and Golf Resort in Jefferson County, Wash., to the Built Green test, and says it is passing with flying colors so far. The re­sort is a masterplanned community located on Puget Sound.

“This majestic com­bination of land and sea is an ideal setting for our environmentally green approach to design and development,” Mann says.

The project “serves as a showcase for en­vironmentally responsible development,” Mann says, because it uses “state-­of-the-art technology and practices to protect the en­v­ironment.”

Water Efficiency

Statesman plans to reduce and recycle the water on-site using wastewater treatment plants, and heating and cooling with geothermal technology. This will substantially reduce greenhouse gas em­issions and the carbon footprint, Mann says. “One of the unique green aspects of Statesman’s approach is to develop as little [developed] area as possible in our communities,” Mann states.

The company designed the area so 11 percent of its surface is impervious, or developed, as opp­osed to the typical 40 to 60 percent of a development’s surface area, Mann says. “As a result, the consumer will enjoy a more natural and rural characteristic with connecting green spaces,” he adds.

Mann says the fact that Pleasant Har­bor won’t discharge runoff to the nearby Hood Canal also helps its green standing. The resort is designed to capture the rain and surface water runoff and direct it to a storage area called a kettle, in the center of the golf course.

“This feature will be a key component for the project’s effluent water treatment plant that will be used throughout the dev­elopment and for recycled water for energy efficient toilets; golf course irrigation and fire smart programs,” Mann says. “State of the art technologies have come together to strategize plan and design a sys­tem that will ensure the feasibility of zero discharge off site,” he continues.

Master-Planned
Statesman recently gained zoning app­roval from the state of Washington for the 250-acre project. The company plans to break ground in 2009.

“As a multi-phased resort, this will be the only master-planned community in Jefferson County of this stature,” Mann says. “It is designed to enhance the area through forward thinking and green de­velopment.”

In addition to a golf course, marina and re­­sort terraces, the community includes a conference center and a re­tail and restaurant component in a uni­que maritime vill­­­age. (See page 36 for more)

Healthy Lifestyle

Mann says it's easy to live a healthy lifestyle at Pleasant Harbor because it features a health club, gymnasium and a personal trainer who does fitness assessments on clients before they start their training.

“You can work out in the weight training room, or take part in regularly scheduled fitness classes to help you stay in form,” Mann adds.

“If you enjoy golf, the resort's conc­ierge is ready to book tee times at the championship 18-hole golf course, over looking the Puget Sound.”

The resort’s Maritime Village features about 16,000 square feet of commercial space, with recreational residences located above a waterfront pedestrian promenade and a 300 boat slip marina.

This will be developed along the shoreline between cobblestone pathways and a convenience and entertainment center, marine store, restaurant, gifts, arts and crafts store and a registration/­re­ception area for the Pleasant Harbor Marina Yacht Club.    

Distinctive?Luxury
Luxury Terrace Loft condominiums, two-­story Alpine Town Homes and one-level villas at Pleasant Harbor will feature distinctive interior finishes, high-end specifications such as a designer kitchen with luxurious bathrooms, cera­mic floor en­tryways and energy-saving devices such as geothermal heating and air conditioning and H2O kinetic technology.

Geothermal Innovation
Statesman will utilize several geothermal technologies for Pleasant Harbor, including a pond heat exchanger.

This will use the recycled water storage ponds as a conductivity exchanger for non-glycol, environmentally friendly fluids, Mann says. The project will also utilize closed-loop vertical borehole systems to maximize the conductivity for heat/cool exchange.

“Distributed geothermal heat pumps located in each building envelope will provide forced air heating and cooling,” Mann explains.

“Domestic hot water will be provided by superheaters on the heat pumps and supplemented by smaller electric hot water tanks,” dramatically reducing green­house emissions for the resort. (See sidebar above for more).

U.S./B.C. Expansion
In March 2007, the Calgary Herald re­por­t­ed on Statesman’s U.S. growth, calling the company “a leading-edge developer of multifamily residences that are new formats.”

The publication credits the company with bringing “new ideas” to Calgary, such as the villa concept, “that has become a fav­orite of mature adults and, more recently, the Manor Villages that combine amenities, support and services for seniors in a home-like setting.”

“We’re looking after seniors and we’ve found that it’s been extremely well-acc­epted because that’s the premier way that seniors want to live their lives, Pres­ident Garth Mann told the publication,”?it added.

“It’s a great idea that’s taken off, so we’ve taken it to other areas in North America.”

The newspaper reported that as of March 2007, Statesman was expanding to Raleigh, N.C., the state of Washington and Arizona. In addition, the company is expanding within British Columbia.

Award-Winning
Statesman has won more than 50 awards in more than tow categories, it says. “For more than 30 years, Statesman has set the standards for excellence in housing,” it declares.
